Thanks @Aaron K.. We are planning on to self manage.

Poking around on Loopnet (I know... it's where deals go to die), A conservative guesstimate appears to be around 6 in Riverside, maybe 4.5 in Anaheim, and closer to 3-3.5 in Costa Mesa area. Does that sound about right?

Also, may as well add... unfortunately, seller financing the property is not an option. As a note buyer myself, I would advise that first and foremost.

Looking for a GENERAL guideline on current cap rates for multi-unit apartments in Riverside County and also Orange County (most likely around Anaheim). Looking to possibly 1031 $3m and starting to look at returns. I understand rates are variable according to areas and prop condition, etc. Thanks.

@Account Closed Robert, just for the record, Matt Kelley is actually a very approachable guy (as are most note investors). I have seen him speak at note conferences and I met him at another meeting in Irvine. Super nice guy and willing to take the time to talk one on one.

A lot of good answers. Thanks for bringing that up @Tim S.. I have to agree, I could never imagine starting with OPM and little to no experience.

I have been meaning to launch a Solo 401k, can you do a Roth conversion into it from a SEP IRA? Also, as you mentioned, @Bob Malecki, I'm looking into JV options, are there self dealing rules that make it ok for the partner to manage NPLs while you are a "passive" capital contributor to the venture?
