I’ve been playing this game a long time and have NEVER paid a penny in brokerage fees when I was the buyer.

Call your tax preparer.  Mine just had me use 10% of the value of the property.

Dave Foster with ERG has done a couplE of mine flawlessly. It also helps that he has extensive experience in REI himself.

I don't know a reputable bank that would take that exposure with 85% LTV. I have found that the LTV and amortization is directly related to having, or not having, a solid national anchor (not counting dollar stores in dump areas).

Many in here will agree - a bad deal at closing will always be a bad deal.  That strip mall with those tenants two years ago would be an 8 cap.  Don’t get into a bad deal that spurs your future.

As mentioned, be careful in your assumptions.  Short-term rental taxes, fees, licensing, HOA fees, commissions, cleaning, private financing, etc… can quickly consume cash flow.

Christian, if you’re already an experienced investor than disregard what I say.

I see many new investors fail tremendously simply because they don’t know how to determine value.  Living in North Myrtle Beach, I see buyers buying houses that do not make money and sellers selling houses for far less than they should.

I urge you to get fully educated regarding operating expenses, operating income, net operating income, return on equity, capitalization rate, debt service, capital reserves, the difference between capital and maintenance expenses, and a host of other topics.  These numbers help you go to the closing table with the knowledge to make it a winner.

A successful investment happens at the closing table.

@Dave Foster (above) handled my 1031 beautifully!  It helps a lot when the QI themselves are vey knowledgeable of real estate investing themselves.
