Ian , there's a bunch there already. I'm looking at NNN commercial at caps over 7, solid office class A at 8. Don't let some of these things pass you by.

1031 with @Dave Foster.  180 days until you have to close on something else.

Ask this exact question in google and you’ll find very detailed scenarios of using leverage and using cash.  The wealth difference of using leverage is huge.  Why not borrow at 3.5% and make 9-13% in the money?

Wow, I’m really falling short of criteria!some of these , like , low crime and good schools, can be quite subjective.   There’s nothing wrong with that, just understand that an area of lower incomes (not necessarily section 8) with some small time crime such as people smoking joints can be very profitable.

Like Arsen, I removed all washers and dryers from in the units and installed coin laundry in a common area (basement or common room).

@John Erlanger  I can have the same cap rate in a property of 100k or one of $5M.  And yes, if the seller doesn’t know how to price or market their properties I am screening them out.  I have not seen many $3+ million property with a broker that the price was a guess.  Maybe you have, I have not.

How does the NOI reflect reflect market perception? The NOI reflects the T-12 true income and expenses which tell you a few things - is the asset stabilized? Are the expenses compete? Is the year to year making sense?


but again, all he asked for was what metric was "at-a-glance". Mine is cap rate. It allows me to quickly determine if a property is worth looking at. It's very easy for me to go from there to NOI and add the debt service so I can see pre-tax cash flow. I can tell in 5 minutes (at a glance) whether I want to pursue further.
