@James J Reardon ok so they’ll pay and then isn’t there like a closing cost or something like that? When the transaction is completed?

Ok so I’m wholesaling. And I was wondering since I will be having a contract with both the homeowner and the cash buyer. Will the cash buyer be in charge of paying the title or “closing cost taxes” since that’s the real buyer? Or will I? Or the homeowner?

Thank you so much @Chad Tabary you made it very simple. But then if I'm not using an LLC even though I don't have any assets. They can still come after me. Tarnish my name or even try to sue??

@Jason D. so since I’m just doing a purchase agreement “contract” that’ll mean I wouldn’t have to pay any taxes since I’m not actually getting the title.

@Gibran Saliba how did that go for you? I understand how it works. But no one tells you about taxes, escrow and all the other little details to make this thing work. And I really don’t want to mess up.

So you’re saying when I first get the contract from the seller I’m paying tax. And then when I give the contract to the buyer I’ll be paying taxes again? Do you know how much taxes would usually go for? Yea I just might talk to an attorney. Thank you @Shane H.
