Hello BP,

I've been away for a while as far as posting, but constantly reading and gaining knowledge from this wonderful site. Lately my business partner and I have done a lot of research into the correct way to buy fix/flip properties and how to have target areas unto which we want to work and stay w/in the parameters that we set forth to make a good profit. We have partially finished our business plan and will be getting our LLC in the next 30 days. For some reason, I feel stuck. Are we on the right path, am I missing something? There is a local REI (GLREI) in our area and we attended one of the events and were really thrilled to see how many investors were so willing to help and give great advice!! They stressed the importance of creating a great team and that really made a lot of sense and we have been trying to get this together. But my question/problem is....When will I know to pull the trigger and purchase that first flip? The knowledge is coming together but I am so nervous as to getting a property and it doesn't sale.....OR, it is on the market for longer than the time we projected to sell? In our business model, properties will be funded through private lenders or hard money lenders (with some capital invested by us), so time is of the essence in these deals. Can I get some suggestions as to are we on the right path or are we missing something. Any advise would be helpful....

I  just heard of FTF today and  knew I could come here for some reviews!! That's why I love BP!! All the answers that I could ever need and more!!  I am very interested in using their service. The one thing that I do have a question about is how willing are they to work with new investors. I  really have been doing my homework and my business partner and myself have a great business plan in place. The one part we are having issues  with is the funding of the deals. We have some capital to work with, but would really be interested in finding out if this is a great way to go.

I notice that I am a little behind on this topic but, I too have just sat through an hour of "death by real estate"! I notice @Angela Burton you mention that you sell properties in my state, (OH) and would like to know if you could be of assistance in helping me locate the HF buyers in my area. Any help would be greatly appreciated. 

Excellent post! Too many times we hear that a deal is a deal however, when you have a great deal and present it.....Now the buyer gives these objections! Your Big 8 is great and I do believe  that they will vary depending on the region slightly, but excellent info!! Thanks for the nice read this morning!!

Hello BP!! I am so excited that I have found this site!! I have gained so much information just from reading other post. I am new to real estate as far as wholesaling, but I have been a loan officer for some time now.  I really see this as a  great opportunity for me and my family and am very eager to learn from all of you! I have already did some driving for dollars in my area and am currently sending out "yellow letters" to them now. I hope I can get responses!! But once I get the property "under contract" WHO DO I SELL IT TOO?! That is where I am!! Please guide me in the right direction. I did want to add that I went to findcompsnow.com and have been able to find a lot of cash buyers? Am I on the right path? Should I send them a letter too? Please help!!!
