Winter time is hard to tell, but there’s definitely been a small but noticeable slowing(?) and slight price drops. It’ll be more clear in the spring

It’s better to wait for a quality tenant vs waste time and money on a tenant you’re already sketchy on. Evicting a tenant, especially with kids can be a long and expensive process

Heloc’s advantage is the min draw payment, but a 30 yr will give you a lower fixed month plus better deductions, at least while it’s still available

watched a YouTube of his "strategy", what a complete fraud. It looks to be a blend of owner finance deals and wholesaling with a huge sprinkle of good luck. He wasn't worth the 15 minutes I wasted
