I use Metlife for two MFH properties in NKY, I have found their rates are hard to beat. Chris Scherff is the agent in Florence.

I would try Union Savings or Guardian Savings, they are sister banks and investor friendly.

One point to add on Steve's reply, Union Savings and Guardian are sister banks. You may see some slight variances with them but I think it would be minimal. I sourced my last loan through Guardian and checked out Union Savings as well, they were identical rates and points offered. For a long term hold, the rate and points seem fair to me. Did you ask the lender if the points were required from Fannie or Freddie?

Take a look at CRES Property Management. Typical PM cost, 10% and first month rent on turns. I use them and have been very happy.

I have found MetLife to have very solid rate quotes for investment properties, at least in Cincinnati. It never hurts to have multiple companies quote you.

I would recommend Guardian Savings, very investment friendly with locations throughout the Cincinnati metro. Call Grant Groneck who works in their Anderson and Fort Wright locations.
