I would say to fix the window screens. This gives them an option to open the windows at night to cool off the house. If they can open the windows, it can lower their power cost because they are not running the AC all night. If their power bill is too high, they will pay that before they pay rent.

You can talk to the neighbors to see if they know where the owners are. It is very possible that they still keep in touch or they know what happened. 

Another thing you can do is put "forwarding service requested" on your mailing. The post office will forward to the new address, if available, and update you on the current address. There is a fee for this but you only have to pay if there is a forwarding address.

You could use your realtor to make offers on properties off of the MLS which will add to their commission. Also, if you have a seller call you but is just not quite motivated enough for wholesale, refer them to your realtor. Tell the seller that you have a great realtor you work with. Not all of them will list their homes with that realtor, but some will. You work with your realtor to make money for both of you.

I am planning on raising capital for my business to begin with. This will include wholesale and buy, fix and sale. After the first year I plan to acquire some rental properties for a more passive income stream. Bigger Pockets is a great site that I am already beginning to enjoy. I have listened to the podcasts for a while along with other training. I know now is the time to stop putting it off and get going.

Both contracts are just your purchase contracts. If you are using your realtors Real Estate Purchase Contract, you would have one with the property seller, and then one with your buyer.
