You can find investor friendly agents on this site or real estate meetups pretty easily, but I wouldn't purchase using them if I were you. If you have the cash to buy quickly it's best to network with wholesellers because it'll most likely be cheaper than the MLS.

I just want to point out that a FHA loan (3.5% down) will result in the highest possible payment. There are also more stringent rules with Mortgage Insurance. It's probably worth the extra 2.7k to get a conventional loan to reduce the monthly payment and DTI ratio.

I think this is a very good topic to cover. Everything from negotiating to inspection to funding and if anything is different compared to a normal MLS transaction.

I like TriEagle because its a flat fee and price. That means its cheaper for lower consumers of energy like myself. It may not be for higher consumers

Flood insurance is required for 100 year flood zones. I bought a rental in a 100 year flood zone and flood insurance was only $211 for the year. I think a several variables go into the cost but I don't think it's necessary to eliminate those houses completely. This house was block and beam and elevated more than houses which gave me some comfort. If it was slab I may have had a different opinion.

In Houston the best place is HAR.com and also their app. They give ranges of prices for sold properties to the general public instead of the exact price. In terms of site navigation the app is probably better.

Have roommates rent rooms so you arer left with a small mortgage payment (or make money). 

I have two roommates that pay 1500 a month and I'm now able to save a lot because of it.

Also none of the other houses in this subdivision has all 10x10 bedrooms. For a home less than 20 years old I doubt the MLS listing is accurate. With those Houston 1950s and earlier houses all bedrooms being 10x10 is very possible.
