Post: Wilmington NC historic code

So I purchased a property that has a few historic district code violations. The building was cited for at least one of them in the past (before I took over ownership). I know the previous owner and the owner before. I am the 3rd owner that has had these “improvements” yet the code enforcement people are choosing to go after me because I’m “the new kid on the block”. They’re bullying me because they couldn’t get it done vs the last two owners. All that being said I’m going to try to fight them.
Has anyone dealt with these Wilmingon historic code folks before?

Suggestions, potential outcomes, potential ramifications, etc.

I need a reputable handyman in Wilmington NC, for small jobs. Small jobs like calking a tub, fixing small appliance, etc. 

I can’t have my gc do the little things!

I’m under contract on a 4 plex in a town that gets hit with hurricanes from time to time.  Anyone have any suggestions on how much home owners insurance I should carry.  I am borrowing from a  bank, and will carry a mortgage.

@Jason Pennacchio, thanks a lot for this! I figured as much. Listen man I'm from NY also, and I've thought exactly what you've just wrote.  With that being said, I'm not really looking for the next "Wiliamsburg" I just dont want to buy in Brownsville or Canarsie.  

Hey guys, so like many others I'm very interested in this Atlanta market. I however am having some trouble differentiating the good areas from the "war-zones". I guess I've heard, as a rule of thumb, not to buy anything in close proximity to the airport, as well as to stay away from SW ATL. It seems as though the areas south of I20 and west of I85 are experiencing a "revival"... Oakland City, Venetian Hills, Bush Mountain, etc. all appear to be great places to invest. I've also read how terrible College Park, Forest Park, and Hapeville are, however at a glance look much more inviting than other areas (north of I20) such as English Ave, Bankhead, Grove Park, Vine City, and Just Us. Am I getting bad intel?

I could use some help.

I'm looking at areas around Oakland City, Venetian Hills, English Park, Bush Mountain, Cascade Ave. as well as Mableton, Stone Mountain, Decatur, and Austell.

Are College Park, Forest Park, Hapeville, East Point viable options for someone who is unwilling to invest in C/ (war-zone) areas?

@Joshua Lupo, @Ryan Vienneau, I've been looking in the capital area for a while now and I keep asking myself that same question.  "what's the catch?"...  Even when imputing a CapX of 10% and a maintenance/repairs of 15% the price to rent ratios I'm seeing are at least 1%.  To be honest the favorability of these numbers has caused me to look elsewhere.  Ha, thoughts?

If a duplex listing states "buyer must confirm zoning" how exactly do I go about doing this?  Is it possible that this is an illegal duplex?  If so where could I get this information?  This is in SW Atlanta.

All info is greatly appreciated!
