Have you used the Bigger Pockets calculator under Tools to analyze the deal? It will walk you through all the calculations and you can then decide if it is a good deal or not based on your goals. What's the ARV and where would you get the funds to do this deal? How much will it cost you for the funds? That will also play a huge role in making your decision.
