I wish I could help but that is not where I have experience. The database of contractors here on BP is really the HomeAdvisor data, so could access that info directly. Also could try the Chicago Handyman Facebook group.

Cody- If everything in the house is new, how in the world did you get by with a $30 k budget?

New mechanical systems (HVAC, plumbing, electrical) would cost at least that much on their own.

Jake- I would go to the town hall and chat up the building dept about who they like or who they see doing a lot of work there. Sometimes you will find some gems.

In the near west and north areas of the metro area I am finding very few professionals in the siding and roofing trades that will service investors. Bids seem to be at retail+ levels. Would love to hear other investors experiences from the last 6 months. Have all the talented pros moved to TX  or FL? Any suggestions for finding the firms looking to build a long term relationship with a fix/flip investor doing 6-10 deals a year?

Patrick- this will most likely not be of much help, but wanted to chime in anyway since I have been considering Podio as well. Same role as you as an investor. My needs are to manage timelines and my contractor database. I have spent many hours in a prior life as a business owner working with MS CRM which is insanely powerful but is not a DIY if you want use more than the 20% of its power that I used. Consultants are expensive. Hence my curiosity in Podio since I hear it is more simple to use.

I am also looking at BuildingConnected as it seems to address some of my pain points as well as adding other useful functions. Are you integrating that app into Podio somehow?

@Steve J Taylor Things worked out about as well as they could in an unfortunate situation. I did find a company that has been doing that work in Chicago for many years and their price was much better than all others, yet still above $10K. The install went very smoothly and it was obvious they were experienced experts. If you'd like more detail I will be happy to share via PM.
