Things I would look for are overall market trends:

+Positive population growth +Strong economics(jobs) +Employment diversity +Government support for local companies through tax incentives + Strong government representative +Crime rates 

Things like that to get the big picture elements. From there then go to the more specific factors:

Time on market, housing stock, rent vs buy, school district ratings, foreclosures, rent ranges ect.

Very interesting. It would pretty much create an information monopoly in terms of online real estate. I am sure that everyone on the site agrees that the valuations on property can be wildly inaccurate (both over and under valuation). 

However, it would be a great turn of events if the combination of the two would allow combined resources to produce a better algorithm to formulate a more accurate price range.  If this scenario happened it would create much more intelligent buyers AND sellers. Taking it out further, motivated sellers would have better understanding what their home was worth which could help or hinder negotiations depending on the scenario. 

Overall, no matter what happens, people, the human element would be the deciding factor. Access to information doesn't always equal the correct implementation.

@Michael Wolffs What are your investing goals or what you would like to see return-wise?

If you reworked your numbers to get a purchase price that would get that return you could submit an offer then continue your diligence.

Hi @Marcus Lorenz , I would agree with the realtor on the literal sense of it being a single physical property with multiple sections that create private sections to be a multifamily. 

There is a slight difference between an attached and detached home. Even while attached it can still be considered a SFR.

I have found Emerging Markets to be very insightful and practical as a high level overview. 

I am well aware that David L is looked at as a "guru" but his advice in the book is sound and it is a good resource. There are no books that are the complete formula but book did provide a sound basis of understanding, especially on the conditions that are necessary in order to make an informed investment decision. 

I have no affiliation with the author just my humble opinion.

1. Microsoft One Note (helps with separate tabs and sections)

2. Mindjet Mindmap (best mindmapping software that I have found)
