Hi,

My wife and I are rehabbing a duplex doing a  203K, and white we have pretty much everything else on track, our kitchen cabinets and counter tops are becoming a very stressful situation.

Our contractor is wanting $9000+ per kitchen, without counter tops. These aren't fancy cabinets, they are particle board boxed with dovetail drawers and soft close hinges. They are white or grey, but they say that only adds about 15% over stain.

So what can I do to spend less money? I just asked for quotes from 2 companies, has anyone used Cabinets2Go or Kitchen Cabinet Kings?

Any other suggestions? We are in Indianapolis.

Hi

My wife and I have an LLC for our photography company, and we just bought our first real estate investment - a duplex!

I think we should have an LLC for peace of mind, but I want to know - can I add this under my existing LLC somehow? Or should I create a totally new one just for the real estate stuff? We might just stick with one duplex, or we might try and do more, we will see how this first one goes!

We are rehabbing a duplex, and will be living in 1 side for a few years while renting out the other side, and then renting out both sides when we upgrade.

Quartz sounds like the best options, but are there different tiers/price points for quartz, like granite?

Hi again!

We are trying to figure out what to do for our kitchens, and having a REALLY hard time trying to find cabinets and countertops! We really want granite or solid surface for the counters, which is the best option? Can I ask for referrals for places in/near Indianapolis?

For cabinetry, I have been doing some research, and we have gotten a few quotes. We would love to do white/cream cabinets because the kitchens are only 10x13 (roughly), and white would make it feel so much bigger, but is that a bad idea as both sides will be rentals eventually? 

Has anyone used http://www.lilyanncabinets.com before? What did you think? Or ?

Hi

We are renovating a duplex, and we get to pick our own hardware, etc. 

I am thinking about which locks to go with, and wondering if anyone can offer advice. I would like the ability to re-key the locks myself, and I am not opposed to smart locks (tell me if this is a bad idea).

Thanks guys! Is a hear pump considered forced air? 

The Mitsubishi system seems interesting, but it's ductless? Anyone know if they make a conventional heat pump that goes that low?

The building has gas lines in the kitchens, but in not sure about the basements.

Hi everyone

This is my first post, so I hope that it's in the right place!

My wife and I are buying a duplex, to live in one side and rent out the other side. This will be our first home, and in a few years we plan on moving to something else and renting both sides. 

We live in Indianapolis, Indiana, and our property is less than 2 miles from downtown, so we are hoping to attract renters who are young professionals like ourselves.

The home will require a complete rehab, which won't be cheap. It will require all new HVAC, so I am trying to decide which system is best, and where the line is between being efficient but also initial cost.

My choices for HVAC are as follows:

-All electric furnace with heat pump 

-95% gas furnace with heat pump

-95% gas furnace with 15 SEER AC unit

Which system do you think is the best choice, considering we will be living in the property for up to 5 years? Are there any other options? I do want to have lower utilities for the tenants as well, so I can charge a little more ($50-$100) per month, based on the fact that the units are energy efficient (we are also adding insulation, LED bulbs, efficient toilets, shower heads, hopefully water heater, etc).

Right now I am looking at just under $9000 per side, but I talked to the HVAC guy and he had different numbers than our contractor did, so I am getting new quotes from him.
