Nothing wrong with HELOCs. I use them as well.

Policy Loans are better because of the guarantees and you are in more control. HELOCs are good but the bank is still in control.

The borrowing or leveraging ability of a policy is very powerful if the policy was structured correctly.

Yes. High cash value life insurance, when structured correctly, is tax free. You take policy loans to finance things in life, such as real estate, while your cash value still grows tax free.

No penalties or taxes.

Again, it is the best place to store your capital.

A lot of people have misconceptions on whole life insurance. I did as well until i educated myself.

I keep a lot of capital liquid in high cash value life insurance and then invest in the right opportunities.

@Brad M. In Columbus, mostly invest in SFH on the east side. In Cleveland, once you get past the city POS, I like Maple Heights. Yes, my CPA firm can assist really any size real estate investor on tax planning, compliance, and bookkeeping. Bookkeeping is the key to understanding your tax planning and tax strategy. I use QB online. Thanks!!

Get overfunded whole life policies on your kids.

Build up large cash values with no restrictions.

You can use the cash values while the kids are young and then transfer ownership when they turn 18.
