@Greg Scott I believe that if we buy wisely and property screen our tenants then no matter what the political climate is we should be able to cash flow.

Hi everyone I'm a new real estate investor. I live in CT however the prices here and the taxes are driving me to invest elsewhere. Where I can get more bang for my buck.
Any suggestions of what cities are best to invest in 2021 where the prices are below $100K and the cash flow is positive?
I'm willing to buy cash if the deal is awesome then do the BRRRR method to grow.

The rents are currently below the market by approximately $200 per unit.
Im concerned with the inherited tenants. I want to avoid horror stories as much as possible

Hey BP community I hope everyone had a good thanksgiving.
I have been looking at properties in Bridgeport and surrounding areas and I think I've been getting better because in the past month and a half every time I saved a property on Realtor.com it goes under contract soon after. Or maybe the market is still hot and it's still a seller's market, either way, I see another property that I like and I think it's a good deal the only problem is there are tenants. 2 are on a month to month and one lease expires in May. I want to upgrade the properties and bring the properties to market rates. What's the best way to proceed?

Hey POCKETEERS I am a very new prospective investor. I have analyzed a few properties listed on Realtor and Zillow, made one offer that was counter-offered then I declined, drove around my neighborhood looking for distressed properties, looked at multifamily properties, looked at single family properties, gotten upset at how expensive even distressed properties in my area are, wish I had a partner to do my first deal with and show me the ropes. I don't know if anyone else went through this but I can tell you its not a great feeling. So my question to you is what is the most important thing you wish you did or knew before buying your first property?

Hey Bigger Pockets community. I am in Connecticut and want to invest in Georgia. I was about to finance a property the traditional way in Evans Georgia. Then I found the BP podcast and the BRRRR book. I am looking to make connections with great people in Georgia if you are willing and able lets work together.
