New Buy and hold Investor Seeking best market to start

Hi everyone I'm a new real estate investor. I live in CT however the prices here and the taxes are driving me to invest elsewhere. Where I can get more bang for my buck.

Any suggestions of what cities are best to invest in 2021 where the prices are below $100K and the cash flow is positive?

I'm willing to buy cash if the deal is awesome then do the BRRRR method to grow.
