What would be a good strategy when starting out in wholesaling. Getting properties under contract and then find cash buyers, or getting cash buyers and then finding properties to put under contract.

Hi. I'm super new in REI. I've watched videos, read e-books and articles, but I don't think they compare to actually putting things into action.
