I would recommend doing a value add deal if you have done extensive analysis on the deal before hand. I would use the BP tool to analyze a fix and flip project. Then I would go out in your local market and verify all the numbers that you have estimated and I would do all of this before you close on a property. Take as much risk as possible away from the deal.

I am in LA too and invest only out of state. I look at the jobs, major employers, population, owner occupancy rates, crime. There are many things to look at. 

Where are you looking to invest?

I live in LA and invest only out of state. I form a new LLC for all of my properties and form the LLC in the state of Wyoming and Nevada.

A) Yes

B) Have not done it in this market but less than 1% is average for us. 

C) There are automated tools out there which will do everything for you and will even do the handwritten letters for you. Search on google.

What I have done in the past has been to just go to Zillow.com and then go to the agents section. There you will find a list of hundreds of agents. I would just begin calling those agents until you find what you are looking for.
