@Daniel Sanniti between the feasibility study (will give you an idea of what’s renting in your local market), the metal/door supplier (a company like trachte building system) and your vision of what the building should look like (might need an architect for that) you can get a estimate of what your unit mix should look like for best profitability on your investment. I own a climate controlled facility, and the approach I just shared helped out a ton… much success…

@Joe Fauntleroy great job on the acquisition! I’ve been a commercial owner for a while (retail, restaurants, warehouses). A few important points I’ve learned over the years are as follow:

1. Hire a great real estate attorney to help you draft a strong lease, highlighting insurance requirements and other important points depending on who you are leasing to( restaurant, retail etc).

2. Hire a great insurance broker to assist you through the insurance process as you get the building ready for a tenant, a experience insurance agent will give you clear options as the building goes through the transformation in the process of getting a CO.

3. In commercial deals is normal for rent commencement as soon as CO is obtained or when they first opened the door for business in the case of a restaurant. But this can be negotiated when first drafting the lease prior to signing, you can get quite creative...
