In my experience, most people booking long term in my market, tend not to cancel because they're looking forward to their vacation. When they do cancel, they've been kind enough to do it early enough that a new booking makes it way.

You can always stay in touch and reiterate how if they need to cancel to please do so early on so you can re-book the time. Most people want to be helpful and not leave the host stranded.

Hello @Monique P. quick question for you.  How do you handle mail for MTR? Actually question for anyone who has had experience with allowing tenants to get mail.

Congrats, that's an awesome booking.  If you don´t mind me asking where did the booking originate from?  Did you have a min/max stay set?  

hello @Alex Scattareggia no min max stay. It started out through Airbnb and then landed a direct booking.  I also have a duplex we rent so I had the rent redi already setup and a lease I work with just modified for a MTR to include the cleaning.  I did waive cleaning and pet fee if they opted to pay in full. I also  plan on doing a check in check out sheet similar to that of our long term rental in case any damages they would be liable as well.

 I have been using RentRedi seems to be working out well. :) I like that it performs the background and credit check.

Looking for some advice on potential tenants that want to rent our airbnb for 30/60 days.  I would require a signed lease from them as well as a security deposit.  I know AirBnb does not allow links sent via messages.  Looking for anyone that has had experience and any advice or lessons learned.  I have heard of people staying long term then cancelling their booking consequently resulting in a blocked calendar and no pay.  Thank you in advance.  

@Theresa Harris yes I’m sure I did a walk through and check in sheet and inspected everything myself and had her inspect and sign off.  

Have a new tenant that started July 1, she reached out for a maintenance request for a ceiling fan blade that broke, I plan on rejecting her as this was the tenants actions that caused the damage. Was thinking saying “unfortunately we are not responsible for any damages caused by tenant as per the lease agreement.  We do recommend looking at Home Depot or Menards as some stores sell the fan blades.”  Thank you 

Hello fellow investors, I recently bought a duplex in March 226K and put 25% down at 7% interest. I renovated both units approximately 20k and now have both units rented out one at 1500 and the other at 1575. How soon can in I or should I do a cash out refinance. Unfortunately I used up some credit cards to do the work and my credit score tanked from 750+ down to 600 so not sure what the new rate would be or how much I'd even be able to take out based on the recent purchase. :) any advice thoughts or suggestions? Two reasons why I want to do this, I have another opportunity to buy a house, and would need to pay down that credit card debt to get a good conventional loan, I have another property I can do a HELOC on but again would have to pay that credit card debt down to be qualified. Thank you.
