Thanks all for talking some time to answer my question. 

The purpose of the post is to get some insight as why the investment could turn negative when you have gross rental incomes above 20%.

Are tenants that bad in those cheap houses in Detroit?

Found Detroit interesting cause it allows investors to start with low investments.

What areas do you find interesting for starting? Perhaps some other cheap (not THAT cheap) cites.

What is a reasonable net yield for a property in Detroit?

I am planning to purchase a $30k 3/1 SF Home in Detroit.
