hi @Hagop Nercessian I invest in Rochester and have a few multi family properties.  It depends where you buy but Rochester can be great.  feel free to reach out if have questions.

Cash for keys-- its going to take 4-5 months to get them out.  Cut losses give them security deposit to leave

I think its more important than ever to get into real estate.  The cash flow from rentals is critical to future success when your unsure of what the economy is going to look like with Covid/new election etc.   

You can still find deals that cash flow 200 a door.  I think buying multi is a good plan.
