@Yuval - Sorry to hear that you are dealing with this.

Your time line is accurate for how long it will take for the tenant to leave. Cash for keys is ideal, but it's a delicate dance where you need them to be a good partner. I usually say, "Hey, we will waive all late fees, all back rent, I am not going to pursue collections, and I will give you your security if you're out by the end of the current month."
