 I am not an expert, but IMO disclosure obligations concern material facts, that someone died there is a historical fact; and not related to the physical condition of the property.

It seems like the scent on the legal wind is that STR can only be prohibited when the minimum length of lease is specifically codified in municipal zoning laws or by covenant (i.e. HOA). It also seems likely that any future changes to these policies will come with a grandfather clause.

I have looked at STR in Southern Pines zoning ordinance and while it does not state a minimum lease length, It permits the operation of a Bed an Breakfast (with conditions), but it also specifically defines a BNB as being the primary dwelling of the owner.

I too would expect a wave of ordinance through areas where STRs are becoming popular. Some places will jump in, others will build walls.

 Apple Numbers is a remarkable program, especially for one that comes with most new Apple computers. You can think of it as a printable presentation of inter-related data. Because you can put multiple tables on one page, and precisely control their display, Numbers makes it very easy to create a visually presentable business case presenting, with layers of detail.

The table naming feature, and the default variable behavior allow you to refer to data in a file by a predictable naming structure. If your table is name "Loan Variables" and first cell is named "Interest Rate", you can refer to the interest rate as "=LoanVariables:Interest Rate" any where in the file. The result is a file that acts as a mathematical sand-table, where you can present data in any way you wish - any way folks should check it out - gotta go, takings the kids ice skating.

Post: Invasive Plants on neighboring property - Kudzu

I have a property with a neighboring fence covered in Kudzu, a notorious weed which will climb anything and burrow through the ground. Known as “the weed that ate the south” The fences have allowed the Kudzu to to expand to an uncontrolled level. (Apparently Kudzu uses the vertical space to produce enough photosynthetic energy to burrow underground as it does).

What are some of my legal options here? Can I force them to pay for eradication? If you’re allowing a invasive species to ride your friends on to other peoples property – isn’t that maintaining a public nuisance? Note that Kudzu is classified as a noxious weed by local and federal government.

I’m interested in legal and professional approaches to this problem but if you have some technical solutions, I’d be glad to hear them - don’t say goats.

@Alex Varner I recently had to tighten up control on a project, I used a whiteboard and a task by task break down.

When we put up a task (e.g. demo and install backsplash) we would put a level of effort next to it on the whiteboard (1.5 days). I was paying for crew time at a specific rate per day, and paying for materials separately.

I would pay 50% of the day rate to put the task on the board and pay the remainder when it came off (was complete).

Worked well until one of my carpenters took some pills, sprayed high-gloss cabinet paint everywhere (including brick on facade) and then shot my refrigerator (yes, with a gun) when I fired him. But that’s another story.
