This is a helpful article! Would seller concessions benefit the seller in the form of capital gains reduction especially on flips?
That is a great question for a CPA. From what I understand, seller concessions are like closing costs and commissions and are deducted from the sales price to calculate the capital gains. But I may be wrong.

The free moving van is genius and fits perfectly the "helpful realtor" motto.

Hi Shiloh, thank you so much for this awesome feedback!
Costa Rica's been very high on my list, but I was finding the prices there too expensive. Your experience investing in this country are confirming that.
10% ROI is really not that great, I can find 20% here in Sedona any day of the year, and already got the whole team on the ground.
Countries I've been exploring and visiting properties in: France, Portugal, Finland. Some attractive destinations there can easily achieve 15% ROI, and average property prices can be as low as 250k so it's an easier entry point.
A lot of my friends invested in Bali and had great returns, especially if they've invested before the pandemic boom. I'm also gonna explore tropical destinations in the Indian Ocean, I think it's super underrated right now.
Sent you a DM!

Title says it all :)
We are exploring the option of wrapping our cars with our team's marketing material. Nobody does it in our area.
Any of you have experience with it? Does it bring in good leads?
Slightly worried about higher personal retaliation or damage to property than if I were driving an ordinary car, incognito car.
Thank you BP!

Thanks @Michael Baum @Mike Lambert. So you own property in Mexico? Which area? Do you do STR?
My first investment was in Tulum, 10 years ago. It went well, I've sold it since.

Hey BP friends,
I was wondering if any of you had invested in Airbnb properties overseas, and if so, if you had some comparable metrics with some US-based markets?
Average PP, Vacancy, ADR, ROI, tax advantages, etc.
I'm local to Sedona, Arizona and own a few properties in the area. I'm really happy with the way things are going and am now thinking of expanding my investments abroad. Most notably, so I can make use of them on my vacations instead of paying someone else to rent theirs ;)
Happy to hear about your unique experiences!
Martin

Hi BP,
I'm a local Realtor/investor to Sedona and find myself traveling back and forth to the airport in Phoenix a lot. That drive is quite a drag, especially when I travel 15-20 hours to Europe and land at midnight and have to drive another 2 hours back home in Sedona.
I'm thinking of buying a small condo in a decent area not too far from the airport, that I can also STR while I don't need to use it (which would be 95% of the time) and offset the mortgage with... maybe even cash-flow a bit?
Any ideas which condos / areas would be the most ideal for this scenario?
Thank you so much, Phoenix-area investors!
Sincerely,
Martin

Hey @Andrew Judge, reach out to @Martin D. He is an agent in Sedona but knows the whole area. He is an investor as well as agent.
Thanks for the shoutout, Michael!
Andrew, feel free to reach out. I have STRs available in Flag and also buy/sell properties there. I'll be in town next weekend for some showings if you happen to be around.
