Hi

I would like to introduce my self as I am new to BP.  My name is Martin Spielvogel and I stumbled upon BP through a podcast that mentioned BP and their podcast. I must say that BP podcasts are great and very informative. I listen to them at work for at least 4 hours a day.  I am a GC currently rehabbing two condos in Coronado Cays (unfortunately not my properties), but hopefully that will change some day soon.  I am interested in fix and flip properties, spec building, as well as buy and hold ( probably later on).  If there is anyone in SD that would like to meet/network/chat or if  you have any construction related question please let me know.  I  still don't know much about Investing, but I know about construction. 

And I will update my profile pic tomorrow as it's 1 am and I don't fell like starting my pc :-)

Hi I am trying to put together my first spec house in San Diego CA. I am negotiating on a 1 ac lot at @ 250k and want to put 2800 sq ft house on it for about 300k. Resale would be around 800k. I have been buildind and remodeling for last 17 years but always for a client. Our last project was whole house remodel that increased our clients house value from 1mil to 1.6 (its in escrow). Whole project cost him about 200k. Anyway I have hard time getting funds together to start my own project. My HML does not lend on specs and the one he suggested is a little shady. Do you have any sugestions or advice. Thank you.
