These guys seem way smarter than me.  but here's what I see just on the surface.  After reno value of $1.3 million, but you're only setting aside a couple hundred bucks a month for repairs and capex?  if you have a value of $1.3 million, then I would assume your taxes will be much higher.  call the utility company and the county collector and verify those figures.  seems like you're wrong somewhere.  either after reno value or in your expenses.

@Jessica M. Your local paper will have the foreclosures. The tax lien auction, at least here, was done last month. Your county collector will be able to tell you when the tax lien is.

@Jessica M this doesn’t help you now but I’ve had pretty good luck with tax lien auctions. A foreclosure auction on your courthouse front steps might be a good avenue as well. You can’t “go in” properties but you can go outside and get a pretty good idea of what you’re dealing with.

The important thing to remember is this. You took the leap. You're out there trying. You hit a speed bump. You did the right thing by getting on here and asking for help. You've got lots of options here, and any of them will work for you i'm sure. You could also put it right back on craigslist, and offer to do owner financing for someone. so that way you at least earn interest money on it. Keep your head up. You're on the right track.
