i like this price range in areas where there is some potential for growth. ecspecially is there is a current tenant is place. I would rather have 3 or 4 cheaper rentable properties versus 1 or 2 more expensive properties that are vacant have the time to spread cost

I have discussed blanket loans with a couple of banks and they say they do not do those for multiple properties. I have not discussed a commercial loan request with anyone. Most of the properties are sub25k properties that i have inquired about. I have spoken to some hmls also and they are not interested. I guess i haven't found the right person yet to help me fullfill my goal

i have been looking, studing, talking with different investors, reading the hype about all the great deals and success stories believing that an honest effort as an honest man would prove honest result. very frustrated with hearing "we cannot help you with this investment, the purchase amount is too low for the amount of fees," "our minimum loan is $50000," or " you need to forget that market" because the realtor is not making enough profit off the sell. I hear about the leverage gained in real estate yet i cannot even get cash out money against a property i own outright to use on the purchase of new deals. Sorry to sound so immature but it is hard to see how the system works for some people yet i can't seem to get a break. Where are the institutions that help make America work. Even the hard money lenders require more control than the banks do. Someone please open my eyes and steer me in the right direction. The only new property I have purchased was with cash but i cannot fund every deal that i am finding with cash. It is a hopeless feeling! Even Trump had help getting started.
