Post: Gun control for tenants?

Hello everyone, I recently heard Kathy Fettke talk about this on her podcast. I’ve yet to purchase my first rental property, though I am taking steps towards accomplishing that goal, and it’s one question I hadn’t even thought of. I’m not a gun person (I’ve never even fired one, let alone own one), but I’ve always considered myself to be supportive of 2nd Amendment. But as I think about being a future landlord, I don’t how I would feel about allowing tenants to pack heat lol. How does the BP community feel about this? Do any of you prohibit guns in your rental units? How do state laws affect what you can or cannot say about guns in your leases?

John Zaranti love this post and hope you don’t mind, I’m gonna tag along follow it! 3 of my friends and I are also considering jumping into an investment together, but we are big time newbies! We don’t even know what market to invest in. We just know our home state (California) is too expensive. We’re considering Texas, or a city in the Midwest

The amount of information out there is overwhelming, and yes, when I’m reading those “best places to invest” type pieces, I figure hmm, well I’m not the only one reading this so it’s probably too late in this or that market. But as you said, it’s a case by case basis. Thanks again for responding!

Hi everyone! A friend and I wanted to attend our first RE meetup. I heard there’s a South LA BP Meetup, on third Saturdays 10am at 1201 W. 48th. Just wanted to confirm it was still going on for May 19th and if there’s anything we need to know or do before showing up? any info on that would be greatly appreciated. Thanks!

Thanks so much for your responses. I’m glad I asked! I wouldn’t have guessed that’s the reason rental ads don’t appear, but that makes plenty of sense! I’m still learning how to use online tools to help me gauge a neighborhood I don’t live in. I have a general idea about what state I want to invest in (Texas), and I’m just trying to get to know more about cities in that state. The reason I’m looking in that area Jonatan is simply because I figured I have to start somewhere and I just picked a zip code and started looking for properties first on the Realtor.com app, then I switched to the Zillow Rentals app to check for rent prices. Thank you Andrew for the ideas on other places to look for that info. 

And Rick as to the turnkey vs rehab& rent question, when one says turnkey, that doesn’t necessarily mean going with a turnkey company right? It simply means the property is mostly ready to rent out when you buy it? If that’s the case, yes I’m looking for something turnkey-ish. I’ve never done a rehab on any property, let alone one in another state. 

And thanks to all of you who are local for giving me insight about that zip code! I will keep that in mind as I keep exploring San Antonio. 

I’m trying to learn how to analyze neighborhoods by checking rent prices. If an app like Zillow Rentals shows no units for rent in a certain neighborhood, does that mean most people there are mostly homeowners and therefore it’ll be harder to find people who want to rent there? For example right now I’m checking the neighborhood around Five Palms Dr and Sweet Maiden St. in the 78242 zip code of San Antonio, and it doesn’t show any units for rent. Just the rent prices for off market properties. Does that mean that neighborhood isn’t a good place to buy a rental property because there will be a lack of tenants looking to rent?
