This is what I thought, I may not attend then. I'd rather just network at the monthly meeting for free :), than spend almost 400.00. I can learn a lot here on the forums instead :).

Thanks for the heads up and helping me talk myself out of it. I went to this guy's seminar in baltimore and he tried to upsell the crowd to his next seminar. Now I understand we all want to make money, but I've personally swore to myself, if I make it in this, I will show others how - for free. *fingers crossed* come on first deal!

I am looking for a duplex now to buy to rent the other half while I live in the other half, and I may get into wholesaling also to build up some capital.

I think this will be my course of action.

I am kind of reluctant to shell out 394.00 for this Expo, but I think it may be a great way to network with all the investors in my area. I just do not want to go and be duped about making fast cash, when I am looking for real information on building wealth doing REI.

Any opinions? I mean this is from the REIA I go to in my area, so I don't think it should be a rip off, but I dunno.

yeah it's me :oops: I turned away after the housing market bubble burst, listening to that little fear in my head that I had no chance in this, plus without a car, it is really hard to get any real work done on this journey.

However, I am no longer making excuses (*fingers crossed*) I just want to get my first deal done right so I can get over that hurdle and become like you guys. I try to movitate others into tapping into that inner self around here to be a better person tomorrow than they were today, but I still haven't made the leap myself.

But I am glad to be back! It's been too long :). Looks like the site has grown and become better, bigger, I can only hope to follow suit.

I found this thread randomly, but I do have a short sale noob question. The house I am currently renting a room from is up for sale, it's a short sale. I have a VA loan I qualify for and am thinking about getting the house.

Problem is, I am still not clear on how this short sale would affect me as the buyer, as I plan on renting the upstairs out to tenants and living downstairs, if I am to buy the property. If you could PM any woes, advice or if I should steer clear of this process and let someone else buy let me know.

He is askingi 350k but seems very motivated to sell it, and even mentioned to me a lower price. Here's the home:

I think it's a good price and I will go lower, considering this house is about 15 mins from DC and the metropolitan area.

This is the house I am currently renting a room in:

The landlord who was renting from the owner pretty much dupped us roommates by keeping the february rent she collected from us so now he is evicting her. So I've made a deal with him to take over the responsiblities of being the landlord for the house until the end of June.

Obviously, he is looking to sell this home, and I've been here for about a year and we've always had roommates, some have come and gone but the rooms rent out fairly quickly in this area.

My question is, how would I go about, perhaps, making this my first rental property? What would my offer have to be to make it worth while. The house could use some small cosmetic touch up, like paint in the upstairs rooms, but the kitchen is nice, granite countertops, nice appliances, the washer and dryer isn't new but that didn't seem to be a problem when others have come to rent the rooms.

I wouldn't mind making this a rental for me, while I focus on getting a condo for my family. This house actually has 4 bedrooms 2 baths in it.

Any advice would help me out a lot. I just sent the owner, who is a great guy who seems to be very motivated to sell this house an email, telling him I may be interested in it myself. I would probably use my VA loan I have available, as FYI.

Yes sir, that would be great, if we could get like a collective mind on all things REI, and put out a guide each month over various subjects, and once they have been edited for a good reading, post them as a sticky!

A guide vs. 12 guides, one per month is a different deal.

How well edited do you expect things to be? It could be a lot of work is this is a serious guide.

Who is the audience? What is the benefit to the folks contributing? Is the guide going to be something that could be sold or is it just a fun way to discuss topics in fine detail?

well we don't have to have 12 guides, :shock: I am just shooting out ideas. It would be a serious guide, it's target audience are those new to bigger pockets, who have a general idea of what they want out of REI, but are not sure how to obtain it.

Sure they could read all the forums, since that is what they are here for, but to have a few BASIC guides out there for instance, "So you want to be a landlord but have no idea how to do it", could be a starting point for them. Then if they have more questions they can utilize the forums at that point.

I was thinking of something to start off as a jumping point, for them to get their informational feet wet. But it wouldn't be sold, it would be something that all the vets here could contribute to, we all love putting our .02 into subjects so I am sure it could be fun.
