additional question: what took 3 hours? I clean all my appliances on turns and cleaning a washer takes maybe an hour? 

this is a topic that has no one answer.  

first - how clean was the appliance when they moved in?   how do they maintain the appliance? what exactly is "deep cleaning" and is it something a tenant could reasonably do? 

how did it get so bad? so many questions....

why would you want to alienate your tenant over this? you can easily ask for them to send you the usage for the days i. question and how much they were billed extra. then reimburse them and go to the HOA for reimbursement.

i would carefully analyze 1031 as a strategy as I found it to be a trap that will cost me  quite a bit sadly. 

if you are just looking to collect rent Zelle, Venmo and paypal all can work. 

Looking for other options for listing apartments for rent.  Zillow is moving to catering to large properties and PMs as is Apartments.com.  FB had generally terrible leads....

So where are smaller complex's getting good results?  

If you have a business bank account ask your bank about ACH ability.  

Have you talked to them? Let them know that they owe the last months rent (assuming this follows the lease) ...   But you have no real recourse so I would not make a big deal and just apply the deposit if they dont pay....  If they have damages beyond the deposit then file in  small claims.
