The same thing is happening in what used to be the affordable suburbs. I live in Mt Juliet and the new builds of both apartments, town homes and single family homes is getting out of control. I have two rentals here and had more trouble finding a good tenant for the one that turned over a few months ago than I had in the past. I would like to invest in another buy and hold, but ROI as far as rent goes isn't there. Any suggestions for nearby areas?

Hello,

I have been quietly reading and learning for a while from BP.  I have acquired a couple of rentals in the Mount Juliet area; both were move in ready and rented quickly. I do use a property manager; it works for me since I have a full time job outside of this. I am starting to consider looking at a fixer and venturing outside the MJ area, but need to gather advice on finding contractors etc. I am looking forward to learning more from BP.

I'm surprised nobody has mentioned Wilson County and Mount Juliet in particular. Growing like crazy and affordable prices. Commute to Nashville better than coming from Williamson or Rutherford counties too.
