266k + 70k= 336k doesn't seem like there's much room for profit. Especially if there's any work that needs to be done. Or am I missing something? (I'm very new as well)

Thank you Mike Sattem The house I'm looking at has been on the market for about 6 weeks so it might be a perfect time to make an offer. They have it listed for 228. With it comping at 280k and it's a full blown rehab. So I'd need to get it bought for 190k at max.

In my area there seem to be a decent amount of bank owned foreclosed properties that would be great for an investor. Traditionally are you able to negotiate very well with a bank on price?
