I have two rentals in joliet and 3 in aurora all two flats all rented out. Most of your potential tenants in these areas are hispanic families not too caught up on high tech For rent signs will blow up your phone i have rented out 3 units in the past year put the sign up in the am rented out by noon. Aurora requires to attend a class at the police station to rent in aurora but screen and background check everyone my last one in joliet disint even have to put up sign. People driving the neighborhood got my number from the people moving out lol. So thats my humble advice. Cant speak for other place
Agree with Scott Dixon. I forgot to mention insulation Most of the houses in this area have very little or no insulation. I would recommend having someone who has done rehabs like this to tell you what potential surprises. Once u start the project they will pop out of nowhere. And give you maybe some potential things you have not considered or thought of.
Congrats you picked a really good area Very desirable. Good luck with the rehab. Looking at your numbers i see a couple things missing, maybe just left out From the post.
On the job loss. Im not convinced high population of people here are semi drivers. Having two big rail terminals in/near by. The bnsf and i believe the other is union pacific lots of jobs. Not to mention a lot of warehouses being built to handle the volume of containers. And distribution centers. I have been here all my life. Like every other town u have good and bad neighborhoods. But alot of people dont know joliet is really big. The little brother " crest hill il" that practically joliet is swallowing up whole. Good town to invest.
