in My experience not a licensed electrician.( I am planning on taking the test to become one ) Here in my area. We can’t use romex/ non metallic cable. Think almost all the city’s around joliet. When you rough in. You put your boxes. And everything is interconnected w conduit. You pre-wire everything but nothing is connected. Just the wires are threw the conduit. Once you pass the rough in. Is when u drywall and the rest. Once everything else is done.  The only thing you gotta do is connect all the wires /switches. And you are good to go.  Usually you put cardboard infront of the wires to protect them from being painted. And it looks like there are no wires.

Yeah Supply house.  But hopefully find an online place for cheaper.  What I like is they are all brass And have ceramic discs. Not those flimsy 1/4 in copper lines that bend when u touch them

I think the Commercial lines are 5 year full warranty. And all of these are designed for like public places with a very high volume of people. The ones i have have not leaked I know they have been in here for 10 + years. Last couple of days I started having an issue where my aerators got clogged up. Found out there was a major water main break and rust and sand looked like came into the building and clogged them. Hopefully that does not damage the Cartridge. Never thought about a main strainer but considering now.

I recommend sourcing your stuff from a supply house not Menards or Home Depot . I use moen comercial for everything. I got a 9 unit that is really old and all the plumbing fixtures are moen commercial. Never had a problem or leaks. On my houses I did Menards n Home Depot stuff. Before I found a comercial supplier. But will be switching out. As the need replacing. More expensive but worth it. I don’t do tubs in my rentals. I do the base with ceramic tile it is indestructible all the way up to the ceiling. U could power wash it if u wanted and good a new lol.

not sure about Chicago but in aurora or Joliet people's budget seems to be 900$ and under. Most of the families are not really looking for quality. The just want some please that is With in their budget. That is why I think MFH is the best way to go in B- and lower areas. If ur chasing A-B then. I'd say SFH because better schools attract people with higher budgets that can afford a SFH. But there is money to be made in every area. A-F. Just remember YOU MAKE MONEY WHEN YOU BUY!! So get a good deal from the beggining. You might need to digg deeper. I'd say it's hard to find a deal on MLS. but they are out there. Best advice I can give you is to target a specific area and learn the market. Study the prices. So that's when you do come across a deal you will know it when u see it.

my 2 cents. Don’t worry about cash buyers. You find a deal the cash will find you. Your cash buyers list will most likely  be 2 to maybe 3 people who will keep buying your deals.  I second joliet and aurora. Real good rentals.  So focous on strong rental market because that will most likely be the end result of the asset. Someone renting it.  

Joliet and Aurora have treated me very well.
Right now in Joliet we are experiencing a very hot rental market. For years people have been migrating away from the city. But I would not say. That its something major. Seems to me average migration. I think what is happening is that the pricing of (melrose park) where I live the pricing is extraordinary. ( seems to me. That its higher than the last peak). If you can get assets under market value where you can profit from the spread to sell to a buyer. But those deals are less and less every day. In my humble opinion we are right at the peek of another recession. Don't know when it will hit us. But the price Houses are selling right Now Are insane. ( in the melrose park are). That's the market I observe im sure some other places are still good. Like Joliet and aurora I still see decent entry points. But if you would like to chat hit me up. I commute frequently from Melrose park to joliet. And I'm running low on podcasts. Would not mind having a conversation.
