Hey All, 

Would appreciate any reccomendations for a lender in Canton, Ohio.  We're looking at a 4-plex in the area.  Would be conventional 20-25% down.  Not sure if it matters but we're out-of-state investors.

@James A. Flowers welcome!  You'll find a wealth of info on BP, as you probably already know.  Mypartner and I decided on buy and hold investing for a few reasons: (1) we wanted the stream of income (cash flow) that will help replace our W-2 income, (2) we have no experience/interest in doing large rennovations and (3) we felt like we understood evaluating a buy and hold property better than a flip.  But remember - they don't have to be mutually exclusive.  You'll find plenty of people that do both; although it might be wise to focus on one and expand from there rather than focusing on both at once. 

@Kevin O'Bryan on (1) definitely contact a local RE attorney with those questions.  The answer will likely vary by jurisdiction, so it is important to understand what your local jurisdiction's laws are.
