Why would you pay 3-4k more for double closing? Does it require that much in NY?

Hello all,

A newbie doing different kinds of marketing and can't really say that it is going great. Recently found a deal and the owner looks motivated to sell the property after the issues she had with tenants. Last tenants had given a lot of damage to the house and the owner already started fixing the house at the time I came in. Now she is planning to sell the house after the repairs are done but through an agent. If I had came in before she started the repairs, the process could be easier for me to get the house under contract. Now the question is how can I convince the owner to give the property to me for cheaper than she would sell it on MLS after all the repairs are done?
Repairwise they are at 60% done and 40% remaining.

Please let me know what would you do in such a situation.

Secondly, you are correct that by selecting "Remove duplicate property mailing addresses" in listsource it will remove any properties that are associated with the same mailing address. However, I would recommend removing duplicates. The reason behind that is the recipient will get a single mail piece instead of multiple and they may call saying "hey I got your postcard referring to my property at ___, but would you be interested in my other properties as well/instead?"

This will also save on marketing costs since only one piece is mailed.

Hello all,

I am up to purchase a list from listsource but I have a concern about removing duplicate property mailing addresses. To my knowledge "Remove duplicate property mailing addresses" means getting only one address per mailing address. If someone has multiple properties in your market area and if you click "Remove duplicate property mailing addresses" you will limit each landlord to one property and you may end up with excluding other properties of that landlord if they have any of course. Am I wrong? Please let me know.

Hello folks,

I am new at this business. Right now I'm in the phase of choosing a niche to get more familiar with. So currently I'm looking at everything pretty much. I think it's a good strategy to start. Anyways coming to my question, recently I found a potential fix and flip property. I called a lender, who was in my list I started to develop lately, i explained the deal. They told me everything is ok they were willing to lend me. It was a cash only offer. They sent me a letter but it was saying conventional loan. Is this what private money lenders do usually? When I ask money from a private or hard money lender is this what i'm going to get all the time or what kind of letter I should be expecting from them? Or do i need to tell them what kind of money I need? Because this kind of letter will not work for cash offers and cash offers are usually the ones with more sugar in it.

Hello all,

Last post was 2 years ago on this topic but I have a similar question and didn't want to open a new topic. I got a little confused. I attended to Fortune Builders 3 day event e few weeks ago. They really talked a lot about opening llc in Nevada. Then as a person who is getting prepared to get in to investing I would like to know which state is better to open llc in. I am planning to do major part of my business in Texas but I may go somewhere else in a couple of years. Based on my research Texas is one of the best states to have an llc in. However Nevada, Wyoming and Delaware also mentioned by people. 

Can you guys please help me understand which state and why?

Hello BP community. I'm Matt from El Paso, TX. I have been in another profession for 15 years and I love what I do. Bought my house a few years ago as a foreclosure deal. It was a pretty good deal. Since then I always thought RE can be a very profitable business. I was waiting for some family and personal issues to get solved before getting started to this business. I think I am ready to roll now. While searching for some info I found this website. I'm a longtime forum member but it's been a while I haven't been a member of such a forum. @Sam Craven are you working for them as a coach? 

@Park Pratt I attended their 3 day event just a few weeks ago and I found it helpful, but be careful not to get caught by their salespersons. The one who speaks on the stage can be very convincing.
