Hello everyone! I bought a house back in 2015 paid it off last year and bought another in 2021 half paid off. First house is worth around 200k the other is around 450k. They are both located in Texas. So I have around 400k in equity. Bought both at right figures (I think). First for 90k second for 280k. I want to get more aggressive and buy more and scale in time. I contacted some lenders but did not really make much progress because of their fees and costs. I dont have good credit. What would be the best path to go from here?

Hello all! Happy sunday morning.

As the end of the year approaches one question rises in my mind. Should I consider the audiobooks that I listened as one of the books that I read? Or do you guys count those books that you listen and scratch a book from your to-read list? I am pretty sure both allow different levels of comprehension and advantages over the other one. Should one have two lists one for listening and one for reading? I personally don't think this is convenient as we may not be able to find audiobooks of some books and we would not know it at the time of making these lists.

Please share your ideas.

Well, I believe it is in the philosophy of investing. It is almost always either buyers market or sellers market , right. Buyers market means a load of inventory waiting to be purchased so that there is more supply than demand, which causes prices to drop. This is the better time for investors to add new inventory to their portfolio. On the other hand, when it is called sellers market means more demand than supply which ends up with higher home values. As an investor, this is the time you want to sell. To me for an investor, it does not really matter. If you know what you are doing you should not be worried at all. You just need to watch what you are doing and if you are doing the right thing at the right time.

As you said garage conversion can increase your ARV but it also can decrease. It depends on the location. Even sometimes if the buyer is financing through VA or anything like that it may be appraised for less than what you expect. It depends on location. How? if there are a lot of houses with a converted garage in the area you won't have any problem but if there is no or almost no conversions, converting it back to a garage may increase your ARV more than an extra bedroom does.

There are so many people recommending to use Wordpress but nobody is suggesting a theme.  @Tyler Libby I would like to know which theme you started with. I am sure it does not look like it was at the beginning now, but it can give me a starting point. I am an experienced Wordpress user, can manage and edit pages with confidence. It is a little hard to choose a theme within thousands.

Any help is appreciated.

Pratik P. In Texas we usually don't have sold prices posted on Zillow. It may be legal issues or MLS rule. Especially in my area it is very rare to find sold prices and these are usually very old sales that will not help you determine the ARV but you still may help the op because they are from GA. Thanks

Pratik P. Hello just curiosity you are located at a different city than the op so you probably don't have access to MLS on the op's city. How would you determine the ARV without having access to recent sales. The only way I can think of is a website like Zillow or Redfin keeping records. Since in Texas we don't have that chance. If there is any please share any other efficient way of determining ARV without MLS access or a website like Zillow. Thanks

Ramon Cuevas Great deal congrats. I know you have been dealing with some I would call "unnecessary " conversations here. But let's talk a little about your strategies. I know this deal came to you by your friendship but I would like to ask you what kind of marketing strategies you follow. Can you give some details? What works what don't for you.
