The type of scam I have seen is for a person to take deposit and first month's rent from multiple desperate families for a house the scammer does not own or manage. They advertise by using pictures from online apps like Zillow or Google. I own rental homes all around the dfw area and I was approached by a guy who said he was a property manager and could help me get some tenants and manage for a fee. I gave him $7,000 as a trust fund to maintain and repair as necessary. When I realized I had been scammed, I went to his house and there were three families outside his house trying to get their money back, he had taken $3000 from each family. They turned on me wanting their money. I took off quickly and had some of my friends from a biker gang go get my money for half of what they recovered.

I don't believe the "storm is going to blow over". I believe price increases are only just beginning for purchase and for rent.

I only buy and lease Single Family Homes in new or newer desirable, fast appreciating neighborhoods. I only consider neighborhoods I would want to live in with highly rated schools I would send my kids to.

I've been selling some of my 20+ year old SFHs and 1031x into new construction semi custom homes getting premium rent, high quality tenants and tons of appreciation. What do yall think?

@Ricardo Cuartas, follow the Golden Rule. Treat each of your tenants ( customers) like they are your only customer. Keep your section 8 customers happy and the government checks coming in. Man up and take care of business. Appreciate your customers and you will prosper. Irritate a Section 8 tenant and they can get the housing authority to make your life hell. Take the high road.
