Hi Michael,

I started tax lien investing after

  • identifying my criteria (types of liens, tax assessor values, owned by bank vs. mortgagee vs. business)
  • went to a couple auctions in the areas I was interested in getting involved in to figure out the pace and the players at the auction
  • reading 16% Solution by Joel Moskowitz
  • reading through BP to figure out how other seasoned tax lien investors (Ned Carey is one) were approaching their business

Hope this helps. Good Luck!

@Jody Weese Hi Jody, I'm also relatively new and recently purchased my first tax liens at last year's auction. It took me a year to buy the liens after I

  • developed my criteria and requirements (type of lien, tax assessor value, owned by bank vs. business vs. mortgagee)
  • sat in on several lien auctions to evaluate who bids what, how they bid and the pace of the auction.

From what I've read, each state has its own niche of rules and regulations. I would also setup a keyword alerts for 'tax liens' & 'tax deeds'. If you know you want to obtain the properties via foreclosure for wholesaling, then that eliminates a chunk of lien and deed inventory during your evaluation process.

Good Luck!
