Get with a local Realtor that works with investors. They will be able to help you out. I would assume it will have multiple offers if it looks like a good deal. Good luck.

When looking at comps how much should I adjust for bedrooms, bathroom, pool, square feet and outdated houses?

I've been doing 10k for bedroom, 2.5k for 1/2 bath, 15k for pool, 110 per foot and 15k for outdated. I'm in central Fl.

Andrew finding out if the broker is competing, is a good question

Jeffrey I have started making my business plan and have meet with one broker so far. and finding out what all is needed from/for me is good.

Tom I didn't know the local associations did all that, great to know. As for going full time I just cant right now but do understand what you are saying and is my goal. I agree with name brand charges are BS. 70/30- 80/20 seems to be a good slip. I did plan on help other agents to learn and grow as much as they let me.

I also had a Question about the local associations. Will I have access to all three around me by signing up for 1 or do you have to be a member at each one?

I just got my sale associate license. I now need to find the right broker for me. What are some questions I should ask? and what cost do I need to be prepared for?

Questions I have now.

What form of training do you provide? 

Do you have sales meeting or property tours? If so when?

What cost will I incur?

What is the commission rate and to slip?

How many agents work out of this office and how long have they been here?

Do you work with part time agents?

What is the average number of sale pre agent?

Are there required office hours?

As for cost I know I have to get on my areas MLS and pay to be called a Realtor(if I want to), lock box and key, website and signs. What might I be missing?

I'm selling to someone who is getting a FHA loan right now. They take about 15 days longer but I'm not passing on a sale.

You have to contact your county. Where I live, you would need hundreds of chickens but maybe 12 goats. To get my tax break on 3.5 acres I need 8-12 goats and need to sell at least 4 a year. They give me a tax break on 2.5 acres saying the first is for me to live. I having don't it yet but will save about $1k a year.

Has anyone use The CE Shop to do the 63 hour pre-licensing in Florida? Just want any feedback of them.

Thanks for all your input. I will wait until I see the paperwork.

Rob it was on the market for about 45 days without much activity and the buyer wanted to do the appraisal before doing the inspections.
