I've seen the Ultimate Guide to Grading Cleveland neighborhoods, and it's very useful. However, it doesn't cover Mentor and Mentor-on-the-Lake. From afar, it seems like these could be up-and-coming areas. Is that true?
I read some posts on the interwebs from about 10 years ago that suggested Mentor was a strong B neighborhood, while Mentor-on-the-Lake was probably about a C. More recent stuff I've read suggests that maybe On The Lake is cresting B territory? Good area for flipping? Thoughts?

@Account Closed Thank you for the article! It is informative, and a good resource. My building is an SFR titled to myself and my wife. As such, it is not impacted by the referenced legislation. However, this does inform my decision on whether to roll the equity into a CA multifamily investment.

I appreciate the reference, however I'm nearly certain that those conditions (and that form) apply only to a periodic (ie month-to-month) tenancy.

Of course I wouldn't just expect them to be gone at lease expiration without any discussion. (If you got the impression that I would, then either I really suck at explaining my thought process or there is a terrible loss of context on a message board.)
Absolutely I will give them plenty of notice; if not to make sure everybody is on the same page, then just to be a decent human. My curiosity was mostly whether or not my 60+ day notice would be sufficient.
Again, I appreciate the feedback.

@Lynette P. CA defines eviction as removing a tenant because they violated the tenant agreement. That is not that case. If a tenant attempts to use the COVID moratorium, I believe they would need to claim that there was a hardship due to COVID - which I doubt applies in this instance.

@Rod Hanks I didn't think of this, thank you. I reviewed the lease and, other than stating the start and end dates, is silent on any required notice of non-renewal.
@Bill B. I should have first checked in the CA Guide to Tenants and Landlord Rights. With everything I have going on, I didn't think of it. It says that the lease terminates automatically at the end of the lease term. It further states that "some landlords give a tenant a 30-day notice before the lease ends to be certain the tenancy does not continue after the lease expires."
So, question answered. Although not technically required, I will give them plenty of notice (more than 2 months), which I was planning on anyhow.

Thank you. I did find that website in my search, but I also found other conflicting info. I was hoping somebody here might be able to provide clarification.
