Is it ethical or even legal to wholesale deals in new York while being licensed? I know as far as any real estate transactions if licensed you must legally go through your broker any help with this please and thanks/ would like to do everything right and correct

Can you get your notary public license to notarize your own paperwork as far as service of affidavits served by another adult but regarding your case or eviction? Can you legally notarize your own non payment petition and such etc.? Want to speed up the process ima do it yourselfer so looking if this would legally work

hi BP. I been putting off getting an llc but now that I'm in business I don't want to put off any longer. Looked at different options looking for cheapest and most efficient willing to put in the work myself that an attorney will do. Looked at online options for a few hundred dollars which is where I was looking to spend just want to have everything legally licensed at a lower rate then attorneys charge for their time. Any ideas or help please? Thanks

hey BP 

What's your best way or program to screen and evaluate appilcants? That's most effective and not too costly. Or any recommendations on the process collecting application fees which would prove whos truly interested but also everyone cant afford to do this for numerous applicants. And provide the applicstion fee as discount from security deposit only if accepted? Thanks

upside is great for buy and holds 

Downside would be not a great market for appreciation or flips as profit margins are smaller but don't get me wrong there are those who do flips here. I just don't see the value in it

my hometown we're pretty constant here. Everywhere has appreciation and depreciation but the local market here is pretty balanced no big up or down swings. Great for cash flowing properties as rental rates stay consistent.
