Greetings,
I’m Matt, and I’m diving back into the realm of property investments. I have a portfolio of four units (comprising two duplexes) near the University of Illinois campus, which have been profitable over the past seven years. A successful venture involved flipping a 30-unit apartment complex; acquired for $450k, we revitalized it with a $150k construction overhaul, achieved full occupancy, added a laundromat, and subsequently sold it for $950k after two years. The proceeds allowed me to clear the mortgages on my duplexes. Currently, I’m on the lookout for a new venture. I’m eager to leverage my network and research to find a collaborative partner or a promising property to embark on the next chapter of my investment journey.

I recently screened multiple applicants and offered a lease. The tenant signed the 1 year lease but did not have the money at the time of signing. Therefore we decided that the keys would be given to the tenant one the first months rent and deposit is paid, as per the lease. The tenant has not paid therefore doesn’t not have the keys. I am afraid the tenant will break into the rental and ‘squat’. What are my options?

I often gained my best profit during uncertain times. It makes sense to me. Uncertain times don’t last. If they were certain then no one would be buying. The best deals are made when no future forecast is reliable leading some to get out of the market ASAP. This quick exit strategy is another’s gain because the price can be low. Im still seeing great deals out there, just no buyers. Interesting.

I’ve partnered with an owner of quite a few properties in Bloomington and Decatur. Together him and I own a 32 unit just outside Decatur, and it’s doing well. I have a few more units in Urbana that do ok, but not killing it. My question is the prices in the Urbana/Champaign area. They seem so high as compared to places just outside city limits. Just compare the same type of property in Bloomington, champaign and Decatur. How can these prices be so different? Interesting.
