Hi everyone,
I will be in Chicago the week of February 3 to meet and qualify lenders, property managers, and contractors. I will have some free time Feb 4 and was wondering if people would be interested in meeting up during the day or evening for a beer or coffee? I'll be investing in the South Side but will be traveling from Libertyville to Illinois/Indiana border so am flexible to meet pretty much anywhere.

Thank you @Ali Boone . Thanks for the advice about the structuring of entities. I'm all setup for Illinois but have yet to investigate the ramifications or potential issues with purchasing outside of Illinois using my Illinois companies. Would you have any advice on this? I've gotten various answers from "don't do it" to "no problem, just get a certificate of good standing" (which I'm sure what that really means).
I was certainly expecting rehab costs and budgeted $7-10K per unit for a three flat. But the estimates came in around the $100-120K! To be quite honest, my strategy is to look for old buildings requiring rehab to lessen the competition. Not sure if that is the right strategy though. A realtor that specializes in investment portfolios would probably be a great asset.

Hey @Simon Lloyd , thanks. Already loving this community.
Ottawa is a beautiful place and can be hit or miss for RE. I am not a typical property manager where I manage other people's buildings. We have about $10mm in residential and commercial (office space) properties in the downtown core. I only take care of our properties.
I have been researching flips in the Ottawa market but most of my time resources are invested in the US. I noticed you invest in multi-family. What is your market? I'd love to hear more about your adventures.
