Recently, I have been getting calls from investors asking the same question over and over, "What are the benefits of investing in turnkey properties?"

So, I thought I would create a post for all to see!!

Investing in turnkey properties has become a viable alternative method for property investing especially when you have limited time and capital to spend. One of the things that scare some people away from real estate investing is the time commitment. A lot of people feel that owning investment property is like having a second full-time job but it doesn't have to be that way. There are some turnkey real estate investment firms out there that offer a 100% passive solution for real estate investors.

The benefits of turnkey properties are numerous, especially when you invest within emerging markets. These turnkey properties already reside in strong neighborhoods, so you immediately have a positive property investment in place.

Turnkey properties can save you considerable time and money. Here are some of the benefits of investing in turnkey properties.

1.) Economy of Scale Pricing:

When researching turnkey properties, you'll find out that many turnkey real estate investment firms are very skilled in creating an economy of scale pricing. These savvy companies keep prices lower because they're adept at making a profit on the properties they buy. Because they also have multiple income streams coming in from the properties they invest in, they reduce the amount of expenses they have in their investments. Also, when you invest in turnkey properties with a strong turnkey real estate investment firm, you can often procure a more desirable property within your budget than you would have if you went out on your own.

2.) Don't do-it-yourself:

One investment burden you may be able to alleviate with a turnkey property if you find the right investment firm is renovations. Some of the companies who provide turnkey opportunities purchase the property and renovate it up front, which saves you as the investor from having to find renovation contractors or do the work yourself. Some companies also have a standardized system in place and will automatically make renovations such as changing the carpet to hardwood or having a standard paint color throughout the property. Welcome to the BP community!!! All I have to say is WOW!! You got some awesome goals and I am sure with the attitude you have you will achieve them! I just have a few questions and hopefully, these will help you narrow your goals down even more!

Are you looking for single-family, multifamily, commercial, or apartment investments? 

How do you plan on finding the type of property you are interested in? 

What is your target market or markets? 

Do you plan on being a DIY investor or hiring a property management company / manager? 

Once you find a property, do you plan on purchasing it with cash or financing it? If you plan on financing make sure you find a reputable lender.

Hey Sal,

Great list, just a few things to add!

Tenant Turnover - Do they have strategies in place for when my property becomes vacant? Do they have a standard for their paint, flooring, siding, etc. to cut down on turnaround costs? 

Boots on the Ground - Do they have an office that I can visit to meet the team?(this is a huge one for me, I need to know that they have boots on the ground and have a personal interest in the area I am investing in.) 

Marketing Vacancies - Does the property management company do this or do I have to? What strategies are used when marketing the property, for instance, holding open houses, listing on top listing sites, staging the property, etc.)

Occupancy Rate / Properties under management - Make sure you ask the property management company how many units they have under management and what the occupancy rate is.

Lease Term - Ask if they have a minimum lease term for their tenants. I don't want tenants to constantly move in and move out, making me touch up the property every time and cutting into my turnaround costs. I need to know that the tenants they place will be there for at least a year. 

Evictions - If a tenant needs to be evicted who handles that? Do I have to go to court or does the property management company go on my behalf?

Hello Mark,

With you having a demanding corporate job leaving you with little time and energy, turnkey properties seem like a great option for you. 

The most important thing to me when looking into turnkey properties is the transparency of the turnkey provider and the property management company. 

  • There are some turnkey providers out there that will offer in house services like property management, maintenance, and accounting, which would be a huge benefit for you with having little time and energy. 
  • Another investment burden you maybe able to alleviate with turnkey properties is repairs. Most companies who provide turnkey opportunities purchase the property themselves and renovate them up front, which saves you as the investor from having to find renovation contractors or do the work yourself. 
  • Some companies also have standardized systems in place and will automatically make renovations such as changing carpet to hardwood or a standard paint color which in the end cuts down on rent ready repairs and turn around time if the property should become vacant. 
  • Another huge benefit of turnkey properties is tenant placement. The provider or management company will market the property, find tenants, screen them, and will have the necessary documents in place before you even purchase the property. 

***Please note that not all turnkey providers and property management companies offer these services discussed above and that is why the most important thing to me when looking into turnkey properties is the transparency of the turnkey provider and the property management company. There are so many providers and management companies out there today that doing your due-diligence on them is just as important, if not more important, than doing due-diligence on the property/investment. 

Below are some due-diligence questions that I ask when looking into a property management company: 

  • Do they have an office that I can visit to meet the team?(this is a huge one for me, I need to know that they have boots on the ground and have a personal interest in the area I am investing in.) 
  • Do they have any in-house services such as maintenance or accounting? (If not who does the maintenance and accounting?)

Many people, especially those who don't live in Ohio have a bad image of The City of Cleveland because of its past. Now the City is on the rise and has been for many years but it seems like no one knows about it. This great article attests that most people have a huge misconception of Cleveland until they visit and see all the great things the city and surrounding areas have to offer. Cleveland RNC visitors before & after: They didn't want to come, now can't wait to return (photos).

If you have or had a bad impression of Cleveland then it drastically change by visiting the city or hearing a great story from a friend, I would love to hear about it.
