I'm not afraid of failure. I understand everyone has a moment of failure, but the important thing is not to quit. I would love to hear what many of you in my position did to get started and your methods on going about things. I'll read all of your stories as inspiration. Let me know what great books I should read. Basically anything to get me started as a real estate investor with no money. Hoping this will be my first step to bigger and better things. We all have to start somewhere, this is me. Thank you! 

Argeo, welcome to the BP community! You have definitely come to the right place to learn and connect with people. All the advice that you have been getting on this post is great, like the books @Jordan Williamson suggested, definitely great books to get you started. Until you narrow down what type of investing you are thinking about doing, I suggest you learn a little about all of them, whether it be investing in single family, multi-family, commercial, or wholesales. This will help you narrow down exactly what you are interested in and then you can set specific and realistic goals for yourself. I also suggest connecting with experienced people in your area. You can read as much as you want but getting real life experience from someone who has done it and lived it, is priceless.

Hello Michelle and welcome to BP!. Check out all the educational tools BP has to offer to learn and gain knowledge about REI. Here are some tips that helped me get started.

  • First you want to identify a few target markets that you are interested in. These could be in your immediate area or in another state. 
  • Then you will want to make connections with experienced people that are familiar with the markets that you are interested in.
  • The MLS is a great resource to finding good deals on properties.
  • You could also team up with a local realtor in your target market who has more knowledge about the area. 
  • Foreclosure auctions are another way to but cheaper properties are normally a little riskier investment.
  • Do not forget to take into consideration the current condition of the property. 
  • If the property needs to be renovated make sure you do not cut corners, you do not want to have continuous maintenance issues in the future. 
  • Make sure when you are trying to find renters that you set up a screening process, a high quality tenant means timely payments, better upkeep of property, longer term which equals less turnover.
  • If you are looking out of state make sure you find a reputable and licensed property manager with boots on the ground. This could be huge to the success of your investment.

    Great to have you here on BP! Make sure you check out the keyword tab where you can create a list of keywords and get alerts when BP members are discussing those topics. 

    I have been in the Turnkey Investment industry for the last 2 years and the one thing I tell people when getting into it, it is make sure you do your research. The most important thing to me when looking into Turnkey Real Estate Investing is the transparency of the property management company.
