Alternatively, there are lenders that will do 2nds (not sure about HELOC specifically, but maybe a closed ended 2nd) using alternative qualification methods, or alternative doc methods (DSCR, Bank statement, P&L, etc.), maybe that could help?


 I mean, technically I have access to the unused credit on my credit cards as well. I just figured it wouldn't come into play but clearly that is the standard practice. I've seen people mention in previous forums that not all lenders do that but we'll see. My search continues. 

And thanks for the recommendation on the 2nd but I don't think that's the right product for us.

Can anyone recommend a lender for a personal home HELOC where they don't count the proposed/untapped HELOC against your DTI? I've read that this isn't the case with all lenders but was curious if anyone knew of one specifically?

Details:

Single Family Home

Personal Home

Mortgage Balance: $520K

Current Value: $1.2M

Credit: 750+

Goal - Obtain the largest HELOC as possible

DTI is plenty fine until they add on the proposed HELOC.

Can anyone recommend a lender that doesn't count an untapped HELOC towards the DTI? Looking to pull roughly $540K from our personal residence but am running into this issue of them counting the entire balance towards our DTI. My only issue with going to a smaller local lender is the maximum HELOC amount. Most don't do HELOCS over $250K.

Looking for a place to stay Wednesday, June 26th-Monday, July 1st while in Denver for a wedding. It will need to accommodate 4 adults (my wife, myself, father-in-law, and mother-in-law) and our 5 month old baby girl. Curious if anyone has anything available for those times and wouldn't mind giving a fellow investor a good deal! Thanks

Anyone have a good metal roof supplier in Charlotte, NC? I have a small section of porch to do and don’t know where to look. Home Depot is able to special order it but was wondering if there was a better solution/supplier. Thanks

Much appreciated everybody, I got Jeld-wen priced out in Lowes and they seem to be around $290ish for black on the outside and white on the inside. Anderson was about double that price.

Brian, what is the price range for those dark bronze ext./white int. Plygem windows? And I love the black gutter look as well. We have already decided to go that route too.

So we just purchased our first live-in-flip in Charlotte, NC and we've decided to go with the white exterior, black windows, and natural wood look.

EXAMPLE:

My question is, where have you had luck finding affordable black replacement windows. I've seen Jeld-wen come up numerous times. Thanks!

Yeah I know all about the process of doing it myself (which is why I'm looking for an easier/quicker way) but honestly, if I can pay someone $100-200 per door and have it coming out perfect, I'm all for it. I've heard about the downfalls of adhesives as well, but these doors are solid wood.

Does anyone know where to get a wooden front entry door dipped and stripped in the Charlotte area? If so, any idea of the cost and/or turnaround time?
