The property is beautiful! I had many suggestions as I started reading through the comments but they all kind of went out the window when I read your concerns with the code enforcements, previous complaint, etc. It seems like you may know be paranoid to make any errors or attract any bookings that may cause issues. 

So what can be done, if anything, to get past the issues you are having with the neighbors?

As someone who’s W2 is in the credit card industry I would be wary about this unless you have a really good understanding of how credit cards work and aren’t worried about impacts to credit score. CCs can be a great way to bridge the gap when short term financing is needed.

You never know what’s going through a potential tenants mind. My thoughts are that if it were the price they wouldn’t have bothered touring the property unless that’s not disclosed initially. 

Maybe have an outsider you trust take a took at the listing and comps to give you an honest opinion. Most important thing here is to not settle for just anyone because you’re having a hard time finding a tenant at the moment.  Best of luck!

 I’ll also add that there are some instances where just making additional payments to pay down principle could trigger the due in full clause. Just double check those terms carefully.

You hired the PM and chose a certain credit score criteria for a reason.. I’m assuming anyways. Stick with the requirements you have set and what your PM says, especially if other applicants have been declined for that reason.

The inspection uncovering an unforeseen issue is the exactly reason to get one. For some buys it may not make a difference but if you are on a strict budget it could be the difference in turning a profit or coming across a big issue and breaking even/losing money.

Google Voice is really simple once it's set up. Once you pick your number you will need to check the app for texts/VMs. Any calls will come through like a regular call, you will have the option to accept or send it to VM once you answer it. I just used someone else's phone to call/text my own phone to see how it worked.

As far as knocking on doors, I personally do not do that. I would send a letter or make a call if i can find a number.
